ETZ Ltd represents ‘brownfield first’ approach with a strategic investment programme to deliver market-ready properties for high-value manufacturing and the wider supply chain. Our dedicated property team is helping revitalise the existing brownfield industrial estates and will ensure high quality properties are available to attract companies operating in low carbon markets.
Our direct investment programme has attracted organic private sector investment of c£11 million in the Zone. This includes transactions or support for green energy projects such as Integrity ISS, DFDS, Sarens PSG all acquiring long-term vacant buildings in the Energy Transition Zone area.
Our first redevelopment project W-ZERO 1, a full property refurbishment which is now at capacity, with an ecosystem of pioneering companies, all of whom are growing and creating jobs.
West Coast Estates (WCE) and Energy Transition Zone Ltd (ETZ Ltd) have worked in partnership to redevelop and repurpose 1A Minto Drive, a 20,000sqft warehouse and yard, complete with integral office accommodation and on-site parking.
Following net zero best practice, rather than demolishing the old warehouse and rebuilding, we aimed to breathe new life into the site by recycling and retrofitting as much of the existing building as possible. In line with the ETZ Net Zero Framework, our sustainable approach to the renovation allowed a significant proportion of the site materials – including the foundations and walls, the steel frame sub-structure and the fire doors - to be diverted from landfill, therefore reducing carbon emissions. Through our Property Improvement Fund we have awarded grants of £1.56m, unlocking total investment of more than £5.3m, with successful projects supporting up to 100 jobs in the region.
Among the companies to receive a grant are AJT Engineering, facilitating a new renewables division and fresh recruitment, and Air Liquide, whose project has allowed expansion into low-carbon markets with associated employment opportunities.
