An integrated plan to build a sustainable, net zero future for the North East of Scotland.

As part of our plans to develop a site within the south-eastern area of St Fittick’s Park we are committed to making impactful investments that significantly enhance community amenities and access in the remaining greenspace.


Phased Greenspace Improvements

Greenspace enhancements will be delivered in a phased manner. An initial phase of enhancements will be delivered prior to any development taking place on the proposed development site. The remaining package of enhancements will take place when a site occupier is confirmed.

The first phase of improvements reflects the feedback from the Greenspace Use Survey and is focussed on enhancing sports facilities in Tullos Playing Fields, improving the path network with the park.

Improved Connectivity and Public Access

This image shows the overall area of the amenity and access improvements that includes and improved path network that links to the existing path network and extends it through to Tullos Playing Field. The upgraded path network also includes new crossing points to take account of the burn realignment and the new settlement pond.

The first phase of ETZ Ltd’s community amenity and access improvement proposals has been approved by Aberdeen City Council and works are now underway across the park.

Tullos Playing Fields Upgrades

Commencing in late January 2026, recreational facility and access improvement works being undertaken at the Tullos Playing Fields area include: 

  • New access to the playing fields from Tullos Primary School.
  • New paths linking to existing paths.
  • New social shelter.
  • Park benches, tables and terraced spectator seating adjacent to sports pitches and Cruyff Court Neale Cooper.
  • Two grass playing pitches with associated goals.
  • New native species planting across the areas.

Access to the Playing Fields during works  

  • Existing access to the playing fields will be affected whilst works are being undertaken with alternative temporary access routes provided. A map is provided at the end of the attached document.
  • Pedestrian access to the Cruyff Court Neale Cooper will be maintained throughout the works via access point across from the Tullos Swimming Pool and Kirkhill Place.   
  • Vehicle access to the car park for both Tullos School and swimming pool facilities will remain unaffected.
  • Temporary ‘on-street’ parking restrictions along Kirkhill Place are likely to be necessary during the works to ensure safe movement of general users to the school and swimming pool, alongside works construction traffic.
  • Works are projected to be completed in Summer 2026. On completion of the works, public access will resume as normal.

Project details 

Local Aberdeen-based Hunter Construction has been appointed as the lead contractor to undertake the works.
